Buying Process

Before you start looking for a property to purchase it’s important to have a clear idea of how much you can afford to spend and to have a mortgage agreed in principle if one is required. This will help ensure that any offer you make will be taken seriously, something that’s particularly important when multiple buyers are competing for the same property. At Greenwood James we recommend using an independent financial advisors, who generally have access to the entire market and exclusive rates to help find you the best mortgage deals available. Speak to our sales team and we will be delighted to introduce you to one of the Financial Advisors we regularly refer to.

Once your finances are in hand, next we will need to register your details by phoning or visiting our office. Alternatively you can register your details online by visiting our contact page. With a wide range of properties we are confident of finding you exactly what you’re looking for.

Make sure you regularly check our in-store and online portfolio of properties, then once you see a property you like, call us and we'll arrange a time that's suitable for you and our vendor.

We will contact you for feedback. It is essential that we get this because, if the property you have viewed doesn't suit your requirements, we can alter our search for you. Your feedback is also incredibly helpful to the vendor as they may need to make changes to their property to benefit the sale.

Once you have found the perfect property, call us to make an offer and we'll negotiate with the vendor on your behalf. We do recommend that your offer is as close to the asking price as possible as this will put you in a stronger position to secure the property and enhance your status with the seller.

If there are items that you would specifically like to include in the sale, you should ideally mention this when you submit your offer. However, when your offer has been accepted, the seller will complete a fixture and fitting list detailing items included in the sale. This will be included in the paperwork received by your solicitor/conveyancer.
