We all know not to judge a book by its cover, but first impressions do count - so make sure you do everything in your power to enjoy a quick and easy sale.
You know what it's like to be a potential purchaser, so try and see your property through the eyes of a buyer. To help you, we have put together some handy hints that our clients have found beneficial in the past.
External
- Inviting - make sure the front door to your property looks welcoming. Potted flowers or shrubs can really make a difference - make sure you have no evil weeds lurking in your garden too.
- Spring clean - whatever time of year it is, ensure your windows are gleaming, paintwork is washed down with hot soapy water and sweep your pathway clear of debris and leaves.
- Cut the lawn - this makes such a difference to the appearance of your garden and the smell of freshly cut grass is a natural inviting fragrance.
- Fences and gates - a quick lick of paint will bring life to a tired old fence and a drop of oil will sort out your squeaky gate.
- Rubbish - make sure you get rid of all rubbish - it looks uninviting and is not the sort of first impression that you want to make.
Internal
- De-clutter - potential buyers need to visualise what they can do with the space, so make sure you get rid of any clutter.
- How clean is your house? - A clean and tidy house is more likely to sell quickly and achieve the best price.
- Freshen up - not everyone likes pets, so if you have a cat or dog make sure you banish any nasty smells and open windows before a viewing.
- Carpets - you should consider getting them steam cleaned - it's a small investment that could potentially help sell your home quicker.
- Décor - make your property looks more appealing by touching up any scuffs with a fresh lick of paint.
- Sparkle and shine - a spray of polish and a little elbow grease will show potential buyers that your home has been well looked after.
- Fix it - make sure you replace light bulbs, fix leaking taps, mend the drawer in the kitchen or whatever else that needs doing, because unfinished jobs will send out the wrong message.
- Kitchens and bathrooms - when it comes to a viewer making an offer, these two rooms will have a massive influence. Ensure both rooms are clean, tidy and smelling fresh. Take unnecessary items off all surfaces, put clean towels in your bathroom and empty the bins.
- Fresh coffee - the smell of bread or a cake baking in the oven, they might sound like old clichés, but such delicious smells have a positive influence on purchasers. Why do you think supermarkets have a bakery in store?
- Laundry - no one wants to see your smalls drying on the radiator so make sure that the pile of ironing and the next load of washing is out of sight.
